Commercial Title Officer is responsible for examining and verifying commercial and complex property titles to ensure they are accurately reported. This role involves preparing preliminary reports and title commitments, proforma in anticipation of writing a policy of title insurance, assisting in resolving title issues and coordinating with various parties to facilitate smooth real estate transactions.
This is an in-office position M-F in our Roseville, CA office.*
Key Responsibilities
Examine property titles to identify any lien encumbrances or ownership issue
Review deeds, mortgages, and other documents to identify any legal issues that may affect property ownership
Prepare and issue policy to buyers and lenders as needed/required
Work with underwriters, attorneys, and other parties to assist in resolving any title-related problems
Ensure the accuracy of property descriptions in legal documents
Collaborate with attorneys, real estate agents, lenders, buyers, and sellers to facilitate a smooth closing process
Offer support and guidance to other team members as needed
Maintain up-to-date knowledge of real estate laws and regulations
Identify discrepancies related to property boundaries, easements, and rights of way through research
Conduct thorough searches of public records to trace property ownership history and identify any claims, liens, or encumbrances
Responsible for clearing General Index matters
Review documents prepared and submitted for recording as required
Skills
Strong attention to detail, excellent verbal and written communication skills, and the ability to conduct thorough and in-depth searches are essential
Ability to work under strict deadlines and manage multiple tasks in a fast-paced environment.
Ability to work independently and within a team environment.
Ability to prioritize, handle multiple projects and multi-task
Ability to understand and interpret complex federal and state rules and regulations applicable to the title insurance industry and communicate same to real estate agents, lenders, and builders.
Ability to run out legal description, specifically metes and bounds Lot/Block/Tract and Sectional/Metes & Bounds
Ability to understand complex ownership, including but not limited to Cooperative agreements and entities, Tenant in Common, Leasehold ownership
Requirements
Experience in high level commercial, agricultural title searching and examining, and title insurance is highly valued.
Complete understanding of policy and endorsement coverages and the ability to read and understand surveys.
Prior experience with low-income housing projects is a plus
Attendance of company sponsored training, as presented by Underwriting
Excellent interpersonal, written, and verbal communication skills.
Excellent problem-solving abilities.
The estimated pay range stated represents the typical pay range for this position or similarly employed employees or employees performing substantially similar work. Factors which may be used to determine the actual pay rate may include, but are not limited to, education, training or experience; seniority; merit and work performance; quantity or quality of production; regional differences in compensation; differences in local minimum wages, or ability and effort.
Position's Pay Range
$55.00 - $70.00/hour
