Thomas Park Investments has completed the sale of Merrimack Medical Center, delivering 381% NOI growth and a 1.92x Equity Multiple for our investors. When we acquired the 59,601 SF on-campus medical office building in 2021, it presented a classic value-add opportunity with NOI of $232K, occupancy at just 69%, and a weighted average lease term of only 1.95 years. Through disciplined execution, we repositioned the asset, strengthening its tenancy and long-term stability, and translated that into meaningful returns for our partners. Leased | 10,000 SF at Gardenville Shopping Center Super Beauty, one of Maryland’s largest beauty supply operators, has signed a 10,000 SF lease at Gardenville Shopping Center in Northeast Baltimore. The store is expected to open this fall at the intersection of Frankford Avenue and Belair Road. Mason Popham, EVP of Brokerage at Thomas Park, represented the landlord.
